Condo Capital Planning Started With a Real Problem
In 2018, while serving as Treasurer of a large high-rise condominium, Joseph Gabriel faced a familiar challenge: the association knew substantial capital expenditures were ahead, but determining how to fund them responsibly required more than simply identifying the projects.
The Reserve Study provided the foundation. The harder question was how to combine reserves, assessments, financing, project timing, and other variables into a practical long-term funding strategy.
Joseph began building financial models to evaluate those alternatives. Over time, that work evolved into the CRF Modeler and, ultimately, Condo Capital Planning—a service designed to help other condominium associations make these same difficult decisions with greater clarity and confidence.
The business was not created around a generic consulting methodology. It grew out of solving the same kind of problem condominium Boards face every day.
