A Reserve Study provides the foundation. We refine that information, combine it with the association’s current financial position and capital requirements, evaluate alternative funding scenarios, and help the Board select a practical funding plan.

Update the Reserve Study

We start with the existing Reserve Study and work with the people who know the property—management, engineering, Board representatives, and other knowledgeable parties—to incorporate current project priorities, costs, timing, and completed or newly identified projects.

Build the Planning Model

We integrate the updated Reserve Study with year-end financial information, the current budget, reserve balances, planned capital expenditures, and relevant financial assumptions in a proprietary planning tool (the CRF Modeler) customized for your association.

We model combinations of reserve contributions, regular assessments, special assessments or chargebacks, association financing, project timing, and other funding alternatives—and examine their effects over time.
